Hi, I’m Jedd Cheshier with We Sell Harford Homes. You’ve decided it’s time to move out of Maryland and relocate to a new city. You’ve probably lived in your house for a couple years, maybe it’s three, maybe it’s been 30, but it’s been a while since you’ve dealt with real estate and I’m here to help. Perhaps you’re relocating for a new job, maybe you’re looking to retire, or you may just be looking to move around other relatives. Well, you’ve got a big road ahead of you and I’m here to help get you organized. Getting organized is actually step one of getting your house sold in Harford County, Maryland and surrounds when you’re relocating.
I always recommend to my clients that they sit down with a piece of paper and work backwards. What I mean by that is to sit down, and think, “Okay, when is the date that I need to be relocated to my new city? When does my job start? When does retirement start?” From that date, go ahead and start working backwards. Think about all of the things that you need to do to get to that point. Well to get to that new city you need movers. We can recommend some great moving companies. Start collecting information, start getting quotes, and finding what their availability is.
Once you have that, go ahead and start putting together a packing plan. This isn’t something that you want to wait last minute to begin. You know, give yourself at least three weeks to go ahead and get through all the clutter, get everything packed, get everything packed nicely so nothing gets broken. Really be prepared so that you’re not rushing that night before the move in order to get everything out into the car or into the truck.

Now the first thing that agent is going to do is they’re going to come through your house, and they’re going to start taking pictures, and they’re going to do what’s called a comparative market analysis. That’s where they look up all the recent sales in your neighborhood. That could be next door, the people across the street, what are other houses like yours selling for at this moment in the market? Once they complete that analysis they’re going to provide you an estimate. An estimate of what your house will sell when they go to list. When they give you that, you’re going to be sitting down with them, and they’re going to kind of go over how they came to that conclusion. You’re going to work with them to pick that list price.
Now, if you’re looking to sell your house quickly, you may want to list it at a slight discount. When you’re looking at the top dollar listing, it may take time, because you have to find that perfect buyer. If you’re looking to move out of your home within a few months, perhaps you list it $10,000 or $20,000 under the market value. What that’s going to do is that’s going to get more buyers through and it’s going to get more offers on your home. That’s a very good thing when you’re working with a short time span.
